Building Surveys (full structural surveys)

The most comprehensive level of survey available suitable for all types of property, recommended for older properties or buildings which have been converted or adapted from other uses.

We provide detailed advice on the construction and identify defects, advise on what course of action is required to remedy the defect and give an estimation of the likely costs involved.

We always include a market valuation and buildings reinstatement cost for insurance purposes in our building surveys.

Clients who commission this level of survey are often in the best position to negotiate a fair purchase price for the property with vendors and their agents.

Single Defect Diagnosis Surveys

A single issue diagnosis and concise report on any specific area of concern. Clients sometimes require assurance on areas such as the roof structure, cracking in external walls, subsidence, causes of dampness or mould growth. We report on the cause and recommend the best course of action, including advising on the likely builder’s costs involved.

Boundary Disputes

We advise on boundary positions, negotiate with adjoining owners and try to avoid litigation over boundary disputes.

Planned Maintenance Programmes

We inspect property portfolios for professional landlords, prepare schedules of work, obtain competitive quotations and certify the quality of repair and refurbishment work.

Party Wall Awards

We act for owners who intend to carry out work to party walls and neighbours who may be affected by an adjoining owner’s work.

We provide impartial advice about an owner’s rights and responsibilities and under The Party Wall Act 1996.

We negotiate and agree Party Wall Awards for all domestic and commercial building work.

Commercial Property Surveys

We survey and report on the condition of any commercial or industrial building from single lock up shops in the high street to industrial units. We do not carryout valuations for lending purposes on commercial property.

A building survey may be required to obtain a comprehensive report on the structure prior to freehold purchase or a Schedule of Condition to record the condition of the building at the outset of a lease.

Schedules of Dilapidations

We advise landlords and tenants on their rights and obligations to repair buildings at the end of a lease term. Most leases contain covenants that require tenants to return commercial buildings to landlords in a good state of repair.

We compile and negotiate Scott Schedules for landlords and tenants to negotiate cash settlements between parties at the end of a lease.

Expert Witness Reports

A report addressed to the Court compiled under the civil procedure rules on any building dispute. Usually provided for clients who are unhappy with works completed by a contractor and where litigation is the next step.
